As we head into the end of the year, as consumers, it’s important to note how trends are taking shape so that we can best navigate the decisions made for our families, financials and future. As your real estate resource, I’m keeping a close watch on all the details so that you can ALWAYS have the information you need when you need it.

Let’s start with buyers as we take a look at some of the trends and what they mean for you and your family:

46% of buyers are moving into larger, higher priced homes. That’s a great indicator that our market is going in a positive direction.

62% bought a newer home.

68% purchased a home within the same state.

$20,000 is the median amount earned on a home sale – given the tremendous losses seen by sellers in recent years, this is good news indeed.

The typical seller lives in their home for nine years. That will tell you (and agents like me) which neighborhoods there is likely to be movement in the coming year so we can plan ahead.

It’s also interesting to note the uptick in homes being purchased by singles in today’s market! And 3% of buyers are 18-24!

Sellers are also in trending differently than they have in recent years. We’re seeing homes selling for 95% or better of their listing prices. What’s powerful to know is that in today’s market with low interest rates and opportunity out there – competition for buyers and investors is strong. So PRICING is one of the most key components for a quick, no-problem sales.

You’ll note 40% of sellers did not reduce their asking price but many were forced to because of market conditions. Pricing your home right the first time is the best possible way to get it sold for the most amount of money. Once a property sits for a while and is deemed overprice or a tough sale, it is far less marketable.

40% of sellers offer offered incentives to their buyers to entice them away from other area listings and make their property more salable. The bottom line is every listing is different.
